2010 completion quantity was 20600 square meters, mainly from a Tsuen Wan development project. This year’s occupancy reached 260700 square meters with 1145900 units being vacant, around 6.7% of total supply. Within the vacant units, 59% located in Twun Tong, Kwai Tsing, and Tseun Wan area.
There were 38200 square meters completions in 2011, in which Sham Shui Po and Kwai Tsing accounted for 68% and 21% respectively.
2012 is predicted to have 40100 square meters completions. Tseun Wan will again supply a lot of flatted factory industrial space.
Hong Kong flatted factory’s sale price has been increasing in 2011. With a good progressively rate, the fourth quarter’s sale price got 30% annual increase. On the other hand, rental price showed an upward trend but this magnitude is more moderate. The fourth quarter’s rental price has incremented by 10% from 2010’s fourth quarter.

Hong Kong trade and industrial building mainly comprises of all other industrial factories where each factory usually belong to one owner.
This type of property’s supply was 2905800 square meters at the 2010 year end, in which 83% were in the New Territories. 2010 had 3 new new development projects that provided 21000 square meters of completions area; mainly they were in Taipo.
2011’s new supply amount was 37400 square meters with 65% in Sai Kung. 36300 square meters supply is predicted to be in the New Territories in 2012.
Special Factory
Special factory consists of warehouse or cold storage building and its subsidiary office. This type also includes buildings at container terminal.。
2010 year end total supply was 3415700 square meters with around 80% in the New Territories. Together, Kwai Ting, Tsuen Wan and Shatin occupy 66% of total industrial supply area. 2010 did not have new supply. Vacancy quantity was 106700 square meters equivalent to 3.1% of total supply. 2011 new completion area grew to 72200 square meters. 2012 will raise even more to 121800 square meters of new completion; new supply will all be in the New Territories.
