Tenant Customer Service
We minimize tenant turnover by finding responsible tenants for our clients to lower leasing and vacancy expense. We develop strong landlord tenant relationships through prompt response to tenant concerns and cheerful customer service.
Leasing and Issue Resolution
We constantly conduct rental market analysis to ensure clients’ units are rented at or above market price. When a tenancy contract expires, we aggressively advertise the property to minimize lose revenue due to vacancy.
When there is an issue to be resolved, we completely follow through every step of the process including hiring legal representative for clients.
Property Renovation, Maintenance and Improvements
We have interior designers and contractors to perform all necessary property renovation and maintenance. We make recommendations to clients on making property improvements to increase the return on their investment.
Bill Payment, Bookkeeping and Financial Reporting
We manage the paying of bills related to clients’ properties and provide our clients a monthly income statement detailing their properties’ performance for the month. An annual expense audit is conducted so we can evaluate and optimize revenue from expenses for clients. Records are professionally kept and at year’s end we deliver a financial statement for the year to our clients’ tax filing needs.
Property Management Fees
Our fees ranges from 8% to 15% of client’s rent collected each month. Fees are collected after and based on rent amount that is actually received.
Cheers Properties can manage client’s properties to the extent that your only involvement is to receive a rental revenue check and a monthly income statement each month.
